Older houses breathe through their own leaks — drafty, expensive, but never stale. Newer homes (and older ones after serious air-sealing and window upgrades) hold their air. Signs your house can't exhale

  • Condensation pooling at window bottoms every winter morning
  • Last night's cooking still present at breakfast
  • Bathrooms that stay humid long after the fan ran
  • A general staleness that airing the place out fixes — briefly
  • Musty closets on exterior walls

That winter window condensation deserves special attention: it means indoor moisture has nowhere to go. The water you can see on glass is also condensing where you can't see it — inside wall assemblies, around window frames — and that's how tight homes grow mould problems.

What an HRV does

A heat recovery ventilator is a box with two fans and a heat-exchange core. One fan continuously exhausts stale, humid air from bathrooms and kitchen areas; the other draws in fresh outdoor air. The two streams pass through the core without mixing, and the outgoing air hands its heat to the incoming air — recovering 70–90% of it. Fresh air in January arrives pre-warmed, for pennies of fan power.

Ontario's building code has required ventilation in new homes for years, so many newer houses already have an HRV — often switched off or never balanced, which is like owning lungs and choosing not to use them. If there's a mystery box with two insulated ducts near your furnace, that's probably it.

An HRV isn't a luxury add-on in a tight home. It's the exhale that the building envelope no longer provides.

HRV or ERV?

An ERV (energy recovery ventilator) also transfers moisture between the air streams, not just heat. The honest answer for the Hamilton area: both work well, and the right choice depends on your home's winter humidity behaviour — homes that run very dry in January often prefer the ERV's moisture retention; homes fighting condensation lean HRV.
